§ 14-6.2.2. Residential elevation—Substantial damage/improvement.

  • Permits issued for substantial damage/improvement of any residential structure, must have the required NAVD 88 elevation of the lowest floor (including basement) and the base flood elevation noted on the permit.

    (1)

    In Zone AE inside the Hurricane Storm Damage Risk Reduction System (HSDRRS), the lowest floor shall be at the highest of either:

    a.

    The BFE on the FIRM; or

    b.

    Eighteen (18) inches above the centerline of the street.

    (2)

    In Zone AE outside the Hurricane Storm Damage Risk Reduction System (HSDRRS), the lowest floor shall be at:

    a.

    The BFE on the FIRM; and

    b.

    The total floor area of any enclosed area below the BFE shall not exceed two hundred ninety-nine (299) square feet, including breakaway walls.

    (3)

    In Zone VE, the bottom of the bottom of the lowest horizontal portion of the structural members of the lowest floor (excluding pilings or columns) shall be:

    a.

    At the BFE on the FIRM; and

    b.

    The space below the lowest floor shall be free of obstructions or shall be constructed of breakaway walls. Total floor area of any enclosed area below the BFE shall not exceed two hundred ninety-nine (299) square feet, including breakaway walls; and

    c.

    Fill shall not be used for structural support of buildings.
