§ 33-5.22.2. Standards.

  • (a)

    Group development : Notwithstanding the definition of "lot" stated in section 33-10.1. Definitions of this UDC, group development shall include a unified site design, enabling the planning of a project over the entire development site, and shall meet the base or overlay zoning district regulations of this Code, except as follows:

    (1)

    The base or overlay zoning district's signage, dumpster and trash receptacles, and parking regulations shall apply to the group development as a whole.

    (2)

    The base or overlay zoning district's landscaping regulations shall be applied to the lot lines of the group development site perimeter. Such lot lines shall include those lot lines shared with any outparcel.

    (3)

    All lots within the group development site, except any outparcel with direct access to a public right-of-way, shall be bound together as a group development either by:

    a.

    Dedication by subdivision;

    b.

    Cross dedication;

    c.

    Servitude; or

    d.

    An instrument approved by the parish attorney as to form and legality and recorded in the Office of the Clerk of District Court of the Parish of Jefferson.

    (b)

    Outparcels . All requirements of the base or overlay zoning district shall apply to each, individual outparcel.
